How much does escrow cost?
Our sale escrow fee is $300 plus $2.15 per $1,000 of the sale price, paid by each side. Past two million, the rate drops to $1.75 per $1,000. On a $1,000,000 home that is $2,450 per side. Every fee is published. No surprises at closing.
Who hands me the keys?
Your real estate agent. Escrow stays neutral to the end: we verify, fund, record, and close the file, and your agent hands over the keys.
Is my money safe?
Deposits are held in trust, wires are verified by phone using independently confirmed numbers, and no funds move without signed instructions from both sides.
What should I never do during escrow?
Never wire money based on an email alone. Call your escrow officer at a number you found yourself, confirm the instructions, and then send. Wire fraud targets real estate, and one phone call defeats most of it.
