Your privacy on our website
We get what you choose to send through our forms, and we use it to answer you. We also count visits, without cookies or personal details, and our web host keeps ordinary server logs. We don’t sell your information, and no advertising or tracking company collects it here.
What you send us
The Contact form and the Open an escrow form ask for your name and a way to reach you, by email or by phone. You can also add your part in the sale, the kind of escrow, a property address or a note. Please leave out bank account and Social Security numbers. The forms never need them.
What you send goes by email, through our email service, Resend, to our team and to the people who run this website. It’s also saved in our lead records, which a service provider hosts for us. We use it to get back to you and to work on your escrow. If you give an email address, we may email you back to say we got your note. To block spam, the form counts notes from each connection for one hour, using a scrambled code in place of your IP address.
How we count visits
Our own counter tallies page views and the site each visitor came from. It also counts the questions people open, the buttons they tap, how far they get in a form and their scores on the wire fraud quiz. It notes the kind of screen: phone, tablet or computer. It never records what you type into a form.
Nothing in the tallies names you: no name, email address, phone number or IP address (the number that identifies your internet connection). The counter sets no cookies. To tie one visit’s pages together, it makes up a random number. That number lives only in the open browser tab, and closing the tab erases it. The tallies are kept with Cloudflare, the company that hosts this site.
What our hosting company keeps
Like any web host, Cloudflare keeps ordinary server logs, such as the IP address, the browser and the page asked for. These logs help run the site and keep it secure.
What we don’t do
We don’t sell or rent your information. We don’t show ads or use ad trackers. No outside company gathers data here to follow you over time or from site to site.
We share what you send only with the service providers on this page, for the work described here, or when the law requires it.
Do Not Track and Global Privacy Control
Our visit counter looks for two privacy signals your browser can send: Do Not Track and Global Privacy Control. If it finds either one, your visit isn’t counted at all. Everything on the site still works.
Your escrow file
This policy covers this website. It doesn’t cover the papers and money in an escrow. Your escrow officer can answer questions about your file.
Changes to this policy
If this policy changes, the new version goes on this page with a new effective date at the bottom.
